MAINTENANCE MANAGER- REVISED

We are looking for someone who can ensure that the building and grounds are well-maintained and in good condition.
Duties will include but are not limited to:
Plans work according to standard procedures, and maintain a systemic cleaning, repair and maintenance schedule of the building, grounds, and equipment
Keeps written records and schedules on the computer
Prepares heating, cooling and related equipment for proper operation
Maintains inventory of cleaning and equipment supplies and orders as needed
Changes light bulbs
Responsible for performing light mechanical, basic electric, plumbing and carpentry repairs
Ensure that the elevator, fire extinguishers, etc. have their updated inspections
Lawn care and snow removal, salting areas as needed
Set up rooms for various meetings, activities etc. Maintain communication with management team
- Janitorial duties such as: cleaning public restrooms, garbage removal, recycling etc.
Maintain vendor relationships
Review and sign off on invoice charges for service work completed in the building
Maintain a list of service companies and contractors authorized to perform repairs
Maintain a safe environment for public and staff
Good working knowledge of power equipment, electrical and plumbing methods
Must be able to lift 50-75 pounds and transport or move up to 150 pounds
Handyman skills a plus
Duties require bending, stooping, kneeling, squatting, climbing ladders and stairs and reaching above shoulder level
On call for emergencies
Prepares monthly work reports
Other duties as assigned
Reports to the Library Director
Hours are Monday & Friday 8-4, Tuesday and Thursday 10-6. Some nights or weekends if needed, flexible schedule for vendor meetings and snow removal.
Must have a car, insurance, a valid drivers license and good driving record.
High school diploma or GED
Previous maintenance, technical or trade school courses a plus
Must be able to write and communicate fluently in English and have visual acuity sufficient to read fine print and numbers
$ DOQ 32 hrs per week
